QLD First Home Owner Grant

The First Home Owner Grant (FHOG) is:

  • for eligible first home buyers who are buying or building a new home valued less than $750,000 (including land and any contract variations); and
  • applies to contracts signed between 20 November 2023 and 30 June 2025 (both dates inclusive).

Using the Smokeball Stamp Duty Calculator

Smokeball’s Stamp Duty Calculator will check the following information from your matter to calculate the FHOG amount:

  • if an Unconditional Date has been entered, and if so it will use this date;
  • if no Unconditional Date is entered, it will use the Contract Date;
  • if no dates are selected, it will assume today’s date;
  • the entered dutiable value (if equal or more than $750,000 the grant is not applicable);
  • the Grant Type selected is First Home Owner Grant.

The FHOG amounts are as follows:

  • $30,000 for contracts between 20 November 2023 and 30 June 2025 (both dates inclusive);
  • $15,000 for contracts signed before 20 November 2023.

  1. Go to Conveyancing Details layout and select the Contract & Settlement Details tab.
  2. Enter the Unconditional Date or Contract Date (or leave blank to use today’s date).

Conveyancing Details: Stamp Duty, Tax & Registration

  1. Select the Stamp Duty, Tax & Registration tab.
  2. Click on the Grant Type Dropdown and select “First Home Owner Grant”.

  3. The Grant Amount field will populate with the applicable amount.

Transfer Matter Stamp Duty Calculator

The Stamp Duty Calculator on Transfer Details does not cater for the current First Home Owner Grant.
