Using the Smokeball Stamp Duty Calculator
Smokeball's Stamp Duty Calculator will calculate the non-commercial transfer duty based on the dutiable value of the property. It works as follows:
Dutiable Value
Dutiable Value automatically populates with the Purchase Price entered on the previous Contract & Settlement Details tab.
If the dutiable value is different to the Purchase Price, you can enter this value in the Override Amount field and the calculator will use this value instead to calculate the stamp duty.
Full Rate of Duty
Full Rate of Duty calculates based on the non-eligible owner occupier transaction rate effective from 1 July 2024.
If the transaction is exempt from stamp duty, select Is Exempt and the Duty Payable sub-total and Duty Due will return zero value.
Owner Occupier and Owner Occupier Discount
When the transaction is an owner occupier transaction, select Owner Occupier.
The discount value will then return in Owner Occupier Discount which is based on the eligible owner occupier transaction rate effective from 1 July 2024.
Duty Payable
Duty Payable returns the Full Rate of Duty with the Owner Occupier Discount applied (if relevant). It will return zero value if Is Exempt from stamp duty is selected.
Concession Type and Concession Deduction
If a concession applies, select the Concession Type from the drop-down menu.
The Home Buyer Concession Scheme (HBCS) and Pensioner Duty Concession Scheme (PDCS) is available for selection.
As it is a concession requirement that the purchaser be an owner occupier, the concession deduction will only calculate if you have also selected Owner Occupier.
When Owner Occupier and a Concession Type is selected, only the concession deduction will be applied i.e. not the Owner Occupier Discount as well as the concession deduction.
Duty Due
Duty Due calculates the Full Rate of Duty with either the Owner Occupier Discount or the concession deduction applied. If Is Exempt from stamp duty is selected, it will return a zero value.
