Home Transfer Duty Concession

There are three types of rates for home concessions available:

  • Home concession;
  • First home concession; and
  • First home vacant land concession.

For more information on rates and their thresholds, please refer to Queensland Revenue Office (QRO) Home transfer duty concession rate page.

The QRO has amended the First home and First home vacant land concessions for contracts signed on or after 9 June 2024.

First Home Owner Grant

The First Home Owner Grant (FHOG) is:

  • for eligible first home buyers who are buying or building a new home valued less than $750,000 (including land and any contract variations); and
  • applies to contracts signed between 20 November 2023 and 30 June 2025 (both dates inclusive).

The FHOG amounts are as follows:

  • $30,000 for contracts between 20 November 2023 and 30 June 2025 (both dates inclusive);
  • $15,000 for contracts signed before 20 November 2023.

Additional Foreign Acquirer Duty (AFAD)/Foreign Purchaser Duty

Additional foreign acquirer duty/foreign purchaser duty is based on the foreign acquirer's interest of the dutiable value of the AFAD residential land.

The following rates apply:

  • 7% on or after 1 July 2018; and
  • 8% on or after 1 July 2024.

Using the Smokeball Stamp Duty Calculator

Smokeball’s Stamp Duty Calculator will check the following information from your matter to calculate Transfer Duty, concessions, AFAD and grants:

  • if an Unconditional Date has been entered, and if so it will use this date;
  • if no Unconditional Date is entered, it will use the Contract Date;
  • if no dates are selected, it will assume today’s date;
  • the entered dutiable value;
  • the Concession Type selected;
  • the Foreign Interest Fraction and Value for the FPD entered; and
  • if the Grant Type selected is First Home Owner Grant.

Purchase Matter Stamp Duty Calculator

Conveyancing Details: Contract & Settlement Details

  1. Go to Conveyancing Details layout and select the Contract & Settlement Details tab.
  2. Enter the Unconditional Date or Contract Date (or leave blank to use today’s date).

Conveyancing Details: Stamp Duty, Tax & Registration

  1. Select the Stamp Duty, Tax & Registration tab.
  2. Select your Concession from the Concession Type Dropdown (if it applies). At this point the concession will be applied to the Dutiable Value (or Dutiable Value Override Amount, if entered). The deduction amount will populate in "Less Concession", and the sub-total will populate in "Concession Duty";


  3. To calculate AFAD/Foreign Purchaser Duty, enter the Foreign Interest fraction and the calculated Foreign Purchaser Duty will appear in the Foreign Purchaser Duty field.

    If the Dutiable Value for Foreign Purchaser Duty is different, this can be entered in the Value for FPD field, and the Foreign Purchaser Duty will be calculated using this amount instead.



  4. Click on the Grant Type Dropdown and select “First Home Owner Grant” (if it applies).

  5. The Grant Amount field will populate with the applicable amount.

Transfer Matter Stamp Duty Calculator

The Transfer matter type's Stamp Duty Calculator found on Transfer Details similarly caters for:

  • Transfer Duty;
  • Home Transfer Duty Concession; and
  • Additional foreign acquirer duty (AFAD)/foreign purchaser duty.

It does not cater for the First Home Owner Grant.
